Services I offer
Buyers Home Inspection
77% of all homes sold in the US and Canada have a home inspection before they are purchased.* Home inspections are a critical part of the home buying process and there is no doubt a home inspection will be recommended by your real estate agent or attorney before you agree to the terms of your real estate contract. Trust me to help you make a confident and well-informed decision about the purchase of your next home. Not only does a home inspection help to minimize unexpected surprises, it offers you peace of mind before making one of the biggest financial investments you may ever make.
Condo / Townhouse Inspections
A condominium home inspection is similar to a single-family home with some exceptions. Depending on the size of the property, condominium inspections usually take less time to inspect, but will include the inspection of some common areas of the location.
In a condominium or town home inspection, I inspect the interior and exterior components of the home as well as the common areas of the property.
Multi-Unit Home Inspections
Multi-unit buildings are quite common in the city of Chicago – from classic 2 Flats to Graystones and larger multi-unit buildings. Many of the multi-unit buildings for sale are quite old and will require a keen eye for detail before purchasing such an investment. The costs for a multi-unit inspection will depend on the number of units and size of the property. Contact me for a home inspection estimate by calling 773-517-1920.
Pre-Listing (Seller's) Home Inspection
One of the best things a buyer can do to facilitate the sale of their home is to have a Pre-Listing Home Inspection. A Seller’s Home Inspection allows you to see your home through the eyes of a critical third party and affords you the chance to address possible deficiencies or safety issues before they become a concern for a potential buyer. There is a very high likelihood of your buyer having a Buyer’s Home Inspection, but by having a Pre-Listing Home Inspection you become pro-actively aware of issues that may show up in the buyer’s inspection report. This opportunity allows you the chance to address changes or adjust the list price of your home, on your terms, in order to limit a buyer’s objections before closing.
Maintenance and Safety Inspections
Maintenance and Safety Inspections are abbreviated home inspections well suited for senior citizens, busy families, concerned parents, single parents or anyone else with potential concerns about maintenance or safety issues within their home. When was the last time you looked in your attic or crawlspace for potential issues? How old is your air conditioner or furnace, and are they due for maintenance or replacement? When was the last time you changed your furnace filter or replaced the batteries in your smoke and carbon monoxide detectors? Our base Maintenance and Safety Inspection includes inspection of your roof covering, attic, basement, furnace, air conditioner, water heater, and testing of GFCI outlets.
Four Point Inspections
A Four Point Home Inspection may be best for your rental or investment property needs. This type of home inspection covers four of the most important and critical systems in the home including the Roof, the Heating and Cooling System, the Plumbing, and the Electrical components.
